Bid Ceiling

What is the most you can pay and still clear the fund's return target? This engine solves the highest defensible price against the Target Yield-on-Cost, models the property-tax reset on sale, and reports the re-trade needed versus the ask.

Awaiting inputs Enter the pricing inputs below The ceiling solves the moment NOI, asking price and the target yield-on-cost are set.

Step 1 Pricing Inputs

The ceiling is the highest price where stabilised NOI still clears the Target Yield-on-Cost. Total cost adds acquisition costs (closing, acquisition fee, loan points). If the asset is reassessed on sale, property tax rises with the price - modelled below.

Project name
Stabilised NOI annual $
Asking price $
Target yield-on-cost %
Proposed loan (for points cost) $
Closing costs % of price
Acquisition fee % of price
Loan points % of loan
Reassessed on sale? (Prop-13 style)
Property tax rate (if reassessed) % of price

Step 2 How the Ceiling Is Built

Stabilised NOI (net of tax reset, if any)—
Cost multiplier on price (1 + closing% + acq fee%)—
Fixed loan-point cost (loan × points%)—
Bid ceiling (price where NOI ÷ total cost = target YoC)—
Implied yield-on-cost at asking—

Step 3 Re-trade vs Asking

Asking price—
Bid ceiling—
Re-trade needed (ask − ceiling)—
Re-trade as % of ask—

The Bid Ceiling is the pre-offer pricing gate. Once you have a target price, size the loan against it in the Debt Sizing & Refinancing engine → or see the full picture on the Deal Dashboard →
